The Reserved Channel Development

The Reserved Channel Development is a 42-acre property located in South Boston along the Reserved Channel and between Summer Street, West First Street, E Street and Pappas Way. Oxford Properties and Pappas Enterprises (OxP) are beginning the process of improving the site by proposing to redevelop approximately 13 acres of the existing business park with a vibrant and resilient mix of uses. The proposal will include approximately 1.7 million square feet of development within eight new buildings.

The Vision

Over two years of conversations with local civic leaders, cultural institutions, small businesses, non-profits, and residents of the area have resulted in an early framework for an inclusive, neighborhood-focused, mixed-use district that builds on South Boston’s cultural fabric and aims to provide meaningful benefits to the surrounding community. Collectively, the project team’s goal is for a development that harmonizes with the neighborhood and offers new places for residents and businesses to thrive together.

The project proposes a mix of residential housing that responds to the needs of the neighborhood, as well as life science and commercial space to bring new opportunities for growing companies and Bostonians alike. The ground floor uses offer the possibilities of a neighborhood grocery store, new fitness and wellness options, civic and cultural space, and neighborhood focused retail. The project will also focus on improving pedestrian experiences, establishing thoughtfully designed open space, and improving the overall resilience and ecological health of the site.

A key foundation to the vision for the project has been our thinking about the connection to the water. The relationship between the site’s edge, on the Reserved Channel, and our future goals for enhancing and amplifying the experience for the community within South Boston will be an important focus as we seek more input and feedback.

About The Team

In 2019, Oxford Properties and Pappas Enterprises partnered to own and operate the 42-acre site. This 42-acre business park connects West First Street in South Boston and Summer Street in the Boston Seaport. The property currently consists of nine industrial and lab buildings, an open-air pedestrian route along the waterfront, and public green space offering scenic views along the Reserved Channel.
